廢老移民亂記 – 上北區租樓盤編

朋友圈中, 有好幾位預備移民到澳洲既朋友其實都未踏足過,又或者只係去過澳洲主要城市旅行, 對當地生活環境及配套都真係零認知. Don’t get me wrong 我唔係想扮old seafood, 只係想帶出一個唔好隔山買牛既信息.

隔山買牛要面對既風險其實真係好高, 如果從海外investment角度黎講你可能只係想keep住一個sustainable 既 recurring income.  但既然要去澳洲生活, 條件及consideration就應該唔再一樣. 例如住所既resell value, 治安, 交通及其他生活配套, 除非你好清楚自己要乜及已經有家人或朋友對當區熟悉, 如果唔係既話都係留到落佐地再從善如流吧.

隔山買牛除佐要面對上面講既風險, 另外值得留意上一編article講過既”200日居住要求”. 除非你真係anticipate到呢D risk, otherwise大家都係唔好心急. 反正供應量真係有的, 買錯貨比買唔到貨可能更大镬呢. 而好多有經驗既朋友都知先租後買. 咁今日我又同大家吹下呢家水先啦.

又要戴返個頭盔先, 我暫時睇同講既野都係基於個人喜愛, 當中有野可能未合你心意, 所以如果要插我都唔好插得咁大力. 而自己會睇既都係比較中價既upper north shore Sydney (上北), 對於North Shore, internet 上係咁寫的.

Sydney’s North Shore is a popular place to own property, with both the upper and lower North Shore being close to the city and home to a number of great areas with excellent schools and amenities.

Houses and apartments on the upper North Shore are highly sought-after, especially for those working in the city. The lower North Shore offers spectacular water views and many of the properties are much larger than one typically finds so close to the CBD.

既然係要先租後買, 我地就緊係關注租金, school catchment 及交通啦, 另外就係種類啦. 而我今日去realestate.com.au玩既呢條2 bedroom list就包括佐 Marsfield, Epping, Epping North, Carlingford, Dundas, Dundas Valley及North Ryde. 主要都係Pacific Highway右手邊既suburbs.

話說我位有Citizenship既老友前年帶同太太及兩位小朋友回流返Sydney, 返去之前已經搵我妹幫手, 問下有關upper north shore既school catchment及介紹相熟agent, 睇下有無機會搵朋友幫手做出市代表入貨. 朋友雖然前年已經入佐境, 但因為武漢肺炎佢一家人上年年頭再次回到香港, 及在10月底再一次重新出發. 係呢道我都分享一下佢既睇法同經驗.

朋友既兩位小朋友本身都只係讀緊小學, 而因為佢太太未有driving license, 只有我朋友自己係Sydney讀書及長大而較為熟悉環境, 太太及小朋友都係第一次長時間移居澳洲, 所以前年回流時都係先租地方等家人習慣再慢慢再買地方. 佢既租樓條件有兩個重點. 先係要好既school catchment再者就係walking distance太太可以帶到小朋友可以返到學. (其實應該係小朋友帶太太 XD)

係澳洲租樓一般既租金係以每星期計算 (人工一般每兩星期出一次糧), 另外都係要先比4星期左右既按金(bonds). 同香港租樓唔同, 租客係唔使比service fee個 agent既, 真分白銀比bonds及4星期四租金就走得.  而commission只會收landlord一方既錢. 租客既bonds係放係agent個dedicated account道而唔會交比landlord保障兩方利益.

係呢道值得一提既係租townhouse或house好多時可以會同租apartment差唔多價錢, 所以如果你想預先覺受一下自己有間屋而要manage個front garden及backyard既辛苦, 呢個可以係你作為一個rehearsal既機會, 對我而言townhouse已經足夠, 我真係唔想住house做死自己.就好似位於Marsfield既一間townhouse, 每星期既租金只係 A$395, 而bonds就係A$1,580.  對於A$395一星期黎講又係乜野概念? 用返香港人既計法即係一個月A$1,712租, 如果6算即一個月約港幣1萬銀就有2 bedrooms, 1 living room, 1 dining room, front garden & backyard. 一定平過湯房波既湯房好多.

By the way, 17 Taranto Road呢個地步既townhouse我家人都曾經擁有, 個人覺得好好住, 寧靜中及有privacy, 行幾步就有個幾大下既公園. 但如果你無driving license就一定GG.

咁你又會問, 我無driving license又要近火車站又要有school catchment又要唔好太貴想住Epping可以見多D唐人有無選擇呀?我見到Epping station 前後4條街既2 bedroom 中價apartment既租金介乎A$520至A$580不等,如果你唔介意租遠多幾條街及舊少少既apartment, 我見到某D可以 under A$500/week 都有交易

“喂呀, 唔好同我吹水, 我要住又抵又大既屋, 你唔好再吹啦, 好比盤我睇”

係係係! 唔好玩得太大, 平過Epping租2 bedroom unit, A$450一星期就有3 bedroom既house得唔得先? 3bedroom, 3 parking space又係front garden同大backyard又如何? 仲有咁多樹可以比你慢慢gardening.

“喂!你上面明明個baseline係2 bedroom, 做乜比個3 bedroom既house我呀? 係咪又係道玩野呀?”

Sorry Sir, 比返間2 bedroom既house你, A$380就有交易.

認真講,如果唔係要超豪華但又靚又大又classic既house, Marsfield都有呢類兩層既house都只係講緊 A$670一個星期, 好適合三代同堂既朋友

話說回頭我真心想提點大家唔好隔山買牛, market上面真係好多選擇, 與其只係信agent而唔知自己買D乜, 不如真係落佐地, 先租後買再從善如流吧.

講返我朋友, 佢上次離開澳洲境前就已經係Marsfield買佐間5個bedroom既semi-detach house, 早幾個月收樓及已經搬佐入去住啦. 佢同我個妹都係話叫大家過到去, 睇埋工作地點及其他factor至confirm貫乜樓都未遲.
